Mettle hosted online event on ‘buying UK properties from overseas’

On Saturday 11th Dec 2021, Mettle Properties hosted a live seminar discussing how to make consistent income from overseas by investing in UK property and making it tax-efficient.
More than 25 people registered to attend the event. Ranjit Savant, a financial transformation consultant who has been helping numerous FinTech, Banking and Insurance companies over the past 20 years, chaired this live panel discussion. He introduced himself that while working on various projects, he had conducted interviews with industry leaders and managed various workshops in past.
Event was highlighted with the agenda “Would like to know how you can find investment opportunities in the UK to purchase properties, get them financed, and earn consistent tax-efficient income?”
The guest panellists were industry experts in different areas and answered questions from the audience.

The event began with the introduction of the panellists. Mr. Ranjit then expertly guided questions from audience members through the expert bench of panellist, discussing topics including:

- What is better in terms of compliance: Should you buy property as an individual, or Ltd company?
- Is it better to buy through a company name or should we purchase under an individual’s name?

- What is process to complete the entire process of buying property in UK from abroad? What is the average time it takes to complete this process?
- How much money can we transfer by bank wire transfer if we live in India and are looking to buy property? Is there limit threshold, way to plan tax ahead?
- Are there any taxes payable if I earn X rental income in the UK or sell property? What are your thoughts on tax impact and exit options for investments?
- If you are a resident of India, what are your chances of getting financing / mortgages in the UK?
- What if I give my parents or relative money as a gift to pay the deposit for property purchase? What tax implications would that create?
- Is there a specific lender for Foreign National Mortgages?
- I would like to learn more about investment money brought from India and purchase property in the UK with help of my family members and friends. Are there any restrictions on the residence individuals (me) being in the UK if I am a single owner or joint owner?
- What is the minimum investment needed to invest in UK property? What legal status do I need to get started?
- How much income can I expect earning on my capital investment (ROI)?
- What is the current UK property market? How are property prices changing? Are we seeing good returns?

Ajay Prakash presented facts and earnings prospects, followed by a successful example of a recent property deal via visual recorded video.
Rajiv Singh, the founder of RentOnCloud and director of CoreAdviz Accountants, said that potential investors can replicate the success model in most tax-efficient ways using the nominee and SPV limited companies’ structure and also plan ahead for Rental income, Dividend from Shares, Capital gain and IHT (Inheritance tax).
Participants were further asked to schedule a follow-up session if they wanted to join the board as foreign investors or equity shareholders to purchase UK properties.
